St. Paul Alberta Real Estate | Market Information for Buyers and Sellers

The St. Paul, Alberta real estate market gives you a lot to consider when you are buying or selling a home. Every community is different when it comes to real estate, so it’s a good idea to learn more about this one, especially if this is your first home in the St. Paul area—or even if it’s been a few years since your last sale or purchase. 

We’ve put together this market information guide so you can better understand the St. Paul, Alberta real estate world as you prepare to list your home or buy a new one.

Days on the Market

In 2017, 73 residential properties were sold in the Town of St. Paul. The average number of days on the market was 143. The fastest sale happened in just six days, while the longest time on the market was 1,143 days, with a median of 86 days. Compare that to the 73 sales that occurred in 2018:

  • Average: 130 days
  • Minimum: 7 days
  • Maximum: 889 days
  • Median: 90 days

How long will it take your home to sell? That depends on a variety of factors. The first step is pricing it appropriately based on its location, number of bedrooms and bathrooms, square footage, upgrades, and more. Price Ranges and Changes

In 2017, sale prices ranged from $41,500-$613,500. This is below the listing price range of $44,900-669,522. The average sale price was $267,088; the median sale was $274,000. Again, let’s compare those numbers to 2018 for the homes sold in the Town of St. Paul:

  • Lowest sale price: $42,500
  • Lowest listing price: $45,900 
  • Highest sale price: $450,000
  • Highest listing price: $460,000
  • Average listing price: $269,523
  • Average sale price: $256,607
  • Median listing price: $277,000
  • Median sale price: $265,000

Though you’ll notice the decrease in the averages from year to year, you have to consider the sale of that most expensive home in 2017, as it brought the average up a bit for that year. If you look at the lowest listing and sale for both years, there was an increase in 2018.

This article points out that home prices across the country have increased in the last year. Still, the St. Paul area features a much lower average price than Canada as a whole: the national average for homes sold in July of this year was approximately $499,000. Even if you remove the two most expensive markets from the equation, the national average is still $393,000. When Were These Homes Built?

St. Paul has a rich history, and some homes here are more than 100 years old! At the same time, the area is growing as more and more people discover the benefits of living in the Lakeland, so there are plenty of newer builds emerging, too. In 2018, one home sold was built in 1920! In both 2017 and 2018, several of the homes sold were built in 2015. 

Many older homes in this area have long since been updated with incredible features like heated flooring, granite counter tops, and more. Some people love the majesty and history of an older home, while others would rather start fresh. In 2019, you have plenty of options, no matter your preference—and your preference may change when you see some of these homes in person!

As of November 2018, the average listing price for a condo was $275,397, with a range from $209,444-$324,900; the average days on the market was 135. Among single-family homes, the average listing price was $301,497; the range was $47,900-$736,000.
